Brisbane Property Search, Buyer Due Diligence & Building and Pest Insights

Premise Property Search is a free buyer due diligence tool for reviewing available property facts, selected planning overlays, flood indicators, character and heritage controls, nearby infrastructure and practical building and timber pest considerations before buying property in Brisbane and South East Queensland.

What the available property data may indicate

The buyer snapshot presents six primary findings: property and lot information, flood mapping, planning overlays, character and heritage, infrastructure, and building and pest considerations. Every result uses one of four statuses: No mapped indicator identified, Indicator identified, Confirmation required, or Data unavailable.

PROPERTY MAP & DATA LAYERS

Where dependable public geometry is returned, the property map can show the parcel and selected zoning, flood, character, heritage, environmental and infrastructure layers. Available infrastructure information may include public water and sewer assets, electricity features, nearby petrol stations, EV charging locations, and industrial or heavy-industry land. Public and community mapping can be incomplete and does not replace official searches or service plans.

Important limitations

The search provides general information from selected public sources. It is not a Council certificate, planning and development certificate, title search, registered survey, utility clearance, engineering assessment, insurance assessment or physical property inspection. “No mapped indicator identified” means only that the selected completed dataset did not return a feature; it is not proof that a risk, constraint, service or defect is absent. The absence of a mapped feature or returned result does not confirm that a constraint, service, defect or other condition does not exist.

What buyers should confirm

  • Obtain the current title and registered plan and confirm easements, covenants and other dealings with a solicitor or conveyancer.
  • Confirm zoning, overlays, development controls and approvals through the responsible Council or a qualified town planner.
  • Obtain official flood information and an acceptable insurance quotation before the contract becomes unconditional.

  • Arrange an appropriately licensed building and timber-pest inspection; public data cannot identify defects, moisture, termites or concealed conditions.
